Condo or single family home: the first fork

The first real decision here is between a condo and a single family home, and the two shop very differently. On the attached side you are comparing units inside buildings and communities, so several listings at once can be genuinely similar, and the differences come down to floor, exposure, and what the association carries. On the single family side each listing is its own parcel, so comparison is slower and more one-at-a-time: lot, orientation, age of systems, and what previous owners did. Decide which of those two searches you actually want to run before you start booking tours.

The attached side of North Naples

Owning a condo here means nothing outside your own front door is yours to organize. You can travel for months and come back to a building that was looked after while you were gone, which is a different relationship with a house than most people have had. The attached stock in North Naples typically dates to 1996. Living on a fairway means sky and open turf behind the house instead of another roofline, and a game that starts a short walk from your own door. North Naples has courses like the Country Club of Naples and Quail Run Golf Club within it. Golf course homes here were typically built in 1999. The median sale is $940,000 across 921 sales, so plan your range around that before narrowing to a particular community, and the typical listing takes about 98 days to sell. Annual recurring fees run around $14,766. Roughly a third of this group is single family residences, roughly a third low rise of one to three floors, and roughly one in six high rise of eight or more, which means the same frontage is available in very different building types. More than half of these communities are gated, roughly a third have tennis, and roughly a third carry a golf course designation. Ask about netting, ball strike history and how close the play line runs to the lanai on any lot you like.

What ownership here asks of you

The typical home across North Naples was built in 1997, with the middle half falling between 1990 and 2002. At that age a roof, an air handler and a water heater come due somewhere along the way, so ask what has already been replaced on a given house and what is still original. Recurring fees across the area run a median of about $11,728 a year, with the middle half between roughly $7,352 and $25,142. Read a fee as what it buys rather than as what a home costs: one near the top of that range is usually covering amenities, insurance and exterior maintenance that a lower one leaves you to arrange and pay for yourself. Three bedrooms is the most common layout sold, at a median of $900,000, which is a useful place to locate yourself. Establish early on any listing you are serious about whether an association governs it, with rules and documents to read, or whether it sits in no subdivision at all.

What buyers filter for in North Naples

Two filters do most of the work here, and they are not the same thing.
