Why buy with the Fahey Team

Guidance for Every Part of a Florida Purchase

Buying here involves more than finding the right floor plan. Flood zones, insurance quotes, condo association rules and seasonal competition all affect what you pay and what it costs to own. Thomas and Debra walk you through each one before you commit.

Neighborhood knowledge

Debra has sold on Marco Island since 2000, and Thomas works throughout Collier and Lee counties. They can tell you how communities differ in fees, rules, commute and lifestyle.

A trusted lender network

Like the first-time buyers who reviewed Thomas, you can start by connecting with a lender to get pre-qualified before you tour.

Straight talk on every home

You hear the pros and the cons of each property, with no pressure and no rushing.

Negotiation on your side

We use comparable sales, inspection findings and insurance costs to negotiate price, repairs and credits.

How buying works

Six Steps from First Search to Closing Day

Here is the path we follow with every buyer, so you always know what comes next.

  1. 1

    Get pre-approved

Talk with a lender first so you know your budget and can make an offer sellers take seriously. Cash buyers get a proof-of-funds letter ready.

  2. 2

    Define your must-haves

We map out location, water access, community amenities, HOA or condo fees and insurance budget before you tour.

  3. 3

    Tour homes

We show you homes in person or by video, and explain the pros and cons of each without rushing you.

  4. 4

    Make a strong offer

We price your offer from recent comparable sales and structure terms that protect you.

  5. 5

    Inspect and insure

You schedule home, 4-point and wind mitigation inspections, get insurance quotes, and review HOA or condo documents during your contract periods.

  6. 6

    Close and move in

We coordinate with your lender, the title company and any association approval so you close on time.

Know before you buy

Florida Buyer Checklist

These items affect your monthly cost as much as your mortgage does. We help you review each one before your inspection and financing deadlines pass.

Flood zone & elevation

Ask for the flood zone and any elevation certificate early. They drive flood insurance cost and, for some loans, whether flood coverage is required.

Homeowners insurance

Get quotes during your inspection period. A 4-point inspection and wind mitigation report can lower premiums, especially on older homes.

Condo documents & reserves

Review the budget, reserves, milestone inspection and SIRS reserve study, plus any special assessments and the association’s approval process.

HOA & community fees

Many Naples communities have HOA, master association and club fees. We total them so you compare homes on real monthly cost.

Property taxes after you buy

Taxes are based on market value after a sale, so the seller’s bill may be lower than yours. File for homestead exemption by March 1 if it’s your primary home.

Seasonal timing

Competition rises when seasonal residents arrive in winter. Summer buyers often find more room to negotiate.

Buyer FAQ

Questions Naples & Marco Island Buyers Ask Us

Do I need to be pre-approved before I look at homes?

It is the best place to start. Pre-approval tells you what you can comfortably spend and shows sellers your offer is solid. If you are paying cash, have a proof-of-funds letter ready. We can connect you with a lender we trust.

How much will insurance cost on a Naples or Marco Island home?

It depends on the home’s age, roof, windows and storm protection, flood zone and elevation. Get quotes during your inspection period, and ask for the 4-point and wind mitigation reports, which can lower your premium on many homes.

What should I know before buying a condo in Florida?

Review the association budget, reserves, milestone inspection and Structural Integrity Reserve Study (SIRS), plus any pending special assessments. Many associations also require an application and approval before closing, so we build that time into your contract.

Will my property taxes be the same as the seller's?

Usually not. Florida’s Save Our Homes cap limits increases for homesteaded owners, and that benefit doesn’t transfer to a buyer, so taxes are typically based on market value after you buy. If the home will be your primary residence, file for homestead exemption with the Collier County Property Appraiser by March 1.

When is the best time to buy in Naples and Marco Island?

More buyers compete in winter and spring when seasonal residents are here. Summer and early fall often bring less competition and more room to negotiate. The best time is when your finances and plans are ready, and we’ll help you read the market when you are.

Can you help me buy if I'm relocating from out of state?

Yes. We can tour homes by video, send you neighborhood and market details, and coordinate inspections, insurance and closing remotely so you can buy with confidence before you arrive.

How much does it cost to work with the Fahey Team as a buyer?

The first conversation is free. Buyer agent compensation is agreed in writing before we tour homes, and it is negotiable. We’ll explain the options clearly so you know what to expect.
