Why sellers list with us

Two Generations of Southwest Florida Selling Experience

Selling here isn’t like selling anywhere else. Seasonal buyers, waterfront pricing, flood zones, insurance inspections and condo association rules all affect your price and your timeline. Thomas and Debra have handled them for years, and they work your sale together, so you always have someone available.

Pricing built on local sales

Your price comes from recent closed sales and live competition in your street, building or community, adjusted for what buyers here pay extra for.

Marketing that reaches buyers

Your listing goes on the MLS, which feeds the major home search sites, with photos and descriptions written to show what makes your home different.

Negotiation that protects your net

Thomas brings a first responder’s calm to negotiation and inspections, and keeps your bottom line in view through appraisal and closing.

Two agents, one point of contact

A family team means your questions get answered quickly, and no showing or deadline slips because one agent is booked.

Local market knowledge

What Naples & Marco Island Sellers Need to Know

These are the details that most often change a Southwest Florida sale. We plan for them before your home hits the market.

Season drives demand

Seasonal residents shop from late fall through spring. Timing your launch to their arrival can mean more showings and stronger offers.

Flood zones & elevation

Buyers ask about flood zone, elevation certificates and flood insurance early. Having them ready keeps a deal moving.

Insurance inspections

4-point and wind mitigation reports affect a buyer’s insurance cost, and that affects what they can offer. We review likely issues with you first.

Condo rules & reserves

Milestone inspections, SIRS reserve studies, estoppel letters and association approvals all shape condo timelines on the island and in Naples.

Waterfront & boating value

On Marco Island and the Isles of Capri, canal access, bridge clearance and time to the Gulf are part of the price. We price them precisely.

Homestead portability

If you’re buying again in Florida, Save Our Homes portability can carry your tax savings with you. We’ll flag the deadlines.

Seller FAQ

Questions Naples & Marco Island Sellers Ask Us

When is the best time to sell a home in Naples or Marco Island?

Buyer activity peaks during season, roughly January through April, when seasonal residents are in town. Listing in late fall or early winter puts your home in front of them. Homes sell year-round, though, and summer buyers are often relocating families or investors on a firm timeline. We’ll help you choose a launch date that fits your property and your plans.

How do you decide on a list price for my home?

We start with recent closed sales plus the active and pending competition in your neighborhood or building. Then we adjust for what moves value in Collier County: water access and views, flood zone and elevation, roof and air conditioning age, and impact windows or storm protection. You get a written comparative market analysis before you sign anything.

What do Florida home sellers have to disclose?

Florida sellers must disclose known facts that materially affect a home’s value and aren’t readily observable to the buyer. Residential sellers must also complete a flood disclosure covering past flood insurance claims, federal flood assistance, and known flood damage. We’ll walk you through the forms, and for legal questions we recommend a Florida real estate attorney.

I'm selling a condo. What about milestone inspections and reserves?

Buyers and lenders now look closely at a condo association’s milestone inspection report and its Structural Integrity Reserve Study (SIRS), which Florida requires for buildings three stories or taller. We request your association documents early so buyers see them up front and nothing surprises anyone at the closing table.

What should I fix before I list?

Focus on what buyers and insurance companies look at first: roof age, air conditioning, windows and hurricane protection, and anything a 4-point or wind mitigation inspection would flag. Cosmetic remodels rarely return their full cost. We’ll walk the home with you and give you a short list of what is worth doing.

What happens to my homestead exemption when I sell?

Under Florida’s Save Our Homes portability rule, a homesteaded owner who buys another Florida home can usually transfer up to $500,000 of accumulated assessment savings to the new homestead. You need to establish the new homestead within the allowed window and file for portability with the county property appraiser, so confirm your numbers with the Collier County Property Appraiser before you move.

How much does it cost to sell a home in Collier County?

Common seller costs include brokerage compensation, title and closing fees, Florida documentary stamp tax on the deed at $0.70 per $100 of the sale price, prorated property taxes, and any HOA or condo estoppel fees. Commission is negotiable. We’ll prepare a seller net sheet so you see your estimated proceeds before you list.
