North Naples Real Estate

North Naples Homes for Sale

North Naples is built around water you can see from the back of the house: most homes here back onto a lake or a pond, and that outlook is the through line across a lot of the stock. Golf is the other organizing feature, with roughly one in six of the homes for sale sitting inside golf communities. Between those two things you get a range that runs from attached, association-managed living to whole parcels with a pool behind them, at prices that move accordingly. The Fahey Team works this area day to day and knows how the communities here differ from one another. What follows is what your money actually buys, segment by segment.

Condo or single family home: the first fork

The first real decision here is between a condo and a single family home, and the two shop very differently. On the attached side you are comparing units inside buildings and communities, so several listings at once can be genuinely similar, and the differences come down to floor, exposure, and what the association carries. On the single family side each listing is its own parcel, so comparison is slower and more one-at-a-time: lot, orientation, age of systems, and what previous owners did. Decide which of those two searches you actually want to run before you start booking tours.

The attached side of North Naples

Owning a condo here means nothing outside your own front door is yours to organize. You can travel for months and come back to a building that was looked after while you were gone, which is a different relationship with a house than most people have had. The attached stock in North Naples typically dates to 1996. The median condo sale is $650,000 across 1,031 sales, so that is the number to plan your financing conversation around, and the typical condo takes about 110 days to sell, which is useful when you are lining up a closing date against a lease or another sale. Annual recurring fees run around $15,575, so read any listing's price and fee together rather than separately. About half of these buildings are low rise of one to three floors, roughly a third are high rise of eight or more, and about one in ten sit in the middle at four to seven. More than half of the communities are gated, roughly a third have tennis, and about a quarter are condo-hotel, which is worth knowing before you fall for a floor plan.

Detached streets in North Naples

On your own parcel there is no architectural committee to satisfy. Permits and setbacks still apply, but nobody down the street gets a vote on your renovation, and the roof, the driveway and the landscaping are yours to schedule and pay for on your own timetable. The typical single family home here was built in 2001. The median sale is $999,000 across 869 sales, which is the figure to bring to a lender before you narrow anything, and the typical home takes about 99 days to sell, useful for planning a move rather than reading anything into it. Where there is an association, annual recurring fees run around $6,816, so ask what that covers on any specific listing. Most of what sells on this side is a true single family residence, with a small share of attached villas and townhouses mixed in. About half of these communities are non-gated, roughly a third are gated, and roughly one in six have tennis, so decide early which of those you want at the front of the search.

Pool homes in North Naples

The water is yours at whatever hour suits you. Nobody books it, nobody else is in it, and the schedule is entirely your own. What follows from that is a pump, a filter, a heater on most of them, and either a service visit every week or a chemical routine you run yourself. Screened cages need rescreening eventually too. Pool homes here run to a median sale of $1,500,000 across 634 sales, so set your budget against that before you make the pool a hard filter. Typical vintage is 2003. These take about 104 days to sell, which is useful when you are planning a move. Nearly all of them are single family residences, with small shares of attached villas and high-rise units. About half sit in non-gated communities, roughly a third in gated ones, and about a quarter on a golf course. Ask who has serviced the pool and when the heater and pump were last replaced.

Backing onto the lakes

The inland water here is lakes and ponds threaded through the communities, and when you own on one the back of the lot opens onto water instead of a fence line. That is the rare kind of outlook nobody can build away from you afterwards. Lake view stock typically dates to 1997. The median sale is $660,000 across 695 sales, which puts a water outlook within reach of a mid-range budget, and the typical listing takes about 107 days to sell. Annual recurring fees run around $9,688, so ask which lake and shoreline maintenance the association actually handles and which falls to the owner. About half of what sells here is low rise of one to three floors, about a quarter is a single family residence, and about one in ten is an attached villa, so the same view comes in quite different packages. Most of these communities are gated, roughly a third have tennis, and about a quarter are on a golf course.

Living on a course in North Naples

Living on a fairway means sky and open turf behind the house instead of another roofline, and a game that starts a short walk from your own door. North Naples has courses like the Country Club of Naples and Quail Run Golf Club within it. Golf course homes here were typically built in 1999. The median sale is $940,000 across 921 sales, so plan your range around that before narrowing to a particular community, and the typical listing takes about 98 days to sell. Annual recurring fees run around $14,766. Roughly a third of this group is single family residences, roughly a third low rise of one to three floors, and roughly one in six high rise of eight or more, which means the same frontage is available in very different building types. More than half of these communities are gated, roughly a third have tennis, and roughly a third carry a golf course designation. Ask about netting, ball strike history and how close the play line runs to the lanai on any lot you like.

What ownership here asks of you

The typical home across North Naples was built in 1997, with the middle half falling between 1990 and 2002. At that age a roof, an air handler and a water heater come due somewhere along the way, so ask what has already been replaced on a given house and what is still original. Recurring fees across the area run a median of about $11,728 a year, with the middle half between roughly $7,352 and $25,142. Read a fee as what it buys rather than as what a home costs: one near the top of that range is usually covering amenities, insurance and exterior maintenance that a lower one leaves you to arrange and pay for yourself. Three bedrooms is the most common layout sold, at a median of $900,000, which is a useful place to locate yourself. Establish early on any listing you are serious about whether an association governs it, with rules and documents to read, or whether it sits in no subdivision at all.

What buyers filter for in North Naples

Two filters do most of the work here, and they are not the same thing. A view is what a home looks at: about a quarter look at a lake, and about one in ten each at a golf course, the Gulf and Bay, the Gulf itself, or general water. About half have no notable view at all. Frontage is what a home sits on, which is a different question entirely, and roughly a third here have some water frontage: about a quarter on a lake, about one in ten on a bay, and small shares canal front, navigable, or with Gulf frontage. If you want to keep a boat, navigable is the word to search for, not water. About a quarter of homes have a pool, and that group sells at a median of $1,500,000. Furnishing terms, pet rules and one or two story layouts are all worth setting as preferences rather than filters. The Joyce & George Kempton Garden, a park, is in North Naples.

Working with the Fahey Team

The Fahey Team works North Naples closely enough to tell you, on a specific listing, what the fee is actually paying for and what it is leaving to you. That one conversation saves people from comparing two prices that were never comparable in the first place. It is unhurried work, and it is the part most buyers wish they had done earlier. What you are deciding here is straightforward at heart: a condo, where the exterior is someone else's job, or a single family home, where the parcel and everything on it is yours. A pool home is the other purchase people in North Naples weigh alongside those. Take the time to know which one you want.

Where architecture becomes art, 142 Eugenia Drive will change the way you think about living. Set on a sprawling 1.37-acre homesite, the property is enveloped in lush, thoughtfully curated landscaping, recently transformed by landscape architect Aaron Denton. The grounds introduce a sense of modern grandeur, from the gated front arrival to mature trees and layered hedges that create remarkable privacy. Inside, soaring ceiling heights and a refined palette establish openness while maintaining an intimate, welcoming feel. The home unfolds through layers of texture and design, where couture wall coverings, including Chanel-inspired finishes in the home offices and rich suede in the main living areas, create depth and distinction. Each space carries its own identity, yet flows naturally into the next. At the heart of the home, wrapped entirely in gold, the wine room shimmers like a jewel box, anchored by striking olive cabinetry that enhances both function and entertaining. It is a space that shifts the energy of the home and reminds you that luxury can be playful, too. The kitchen pairs presence with performance, centered around an oversized Cristallo island and complemented by Sub-Zero refrigeration, a Wolf range, and integrated Wolf warming drawers designed for seamless entertaining. Additional refrigeration drawers extend to the wet bar, wine room, detached bungalow, and upstairs loft, a thoughtful detail that reveals how carefully the home was conceived. As the home opens to the outdoors, a sculptural twisted-branch fire feature rises from the pool, casting a warm glow across the water and surrounding terraces. Two distinct hand-selected onyx stones define the outdoor living areas, culminating in a fully illuminated onyx bar. Beneath the louvered pergola, sunlight and shade can be adjusted throughout the day, allowing the outdoor living spaces to change with the moment. A detached private bungalow introduces another dimension entirely. Currently designed with a bedroom and full bath, the space lends itself equally well to guests, a private office, home gym, or something entirely personal to the next owner. It is one of those rare spaces that invites you to imagine it differently. Behind the home's more expressive design is an equally considered approach to technology. Advanced Control4 automation integrates lighting, climate, music, and water with quiet precision, placing the home's most important systems intuitively within reach. Perhaps what is most remarkable about 142 Eugenia Drive is not any one feature at all. It is the cumulative effect of hundreds of individual decisions, some immediately apparent and others only discovered with time. Each one reflects an uncommon level of thought, judgment and attention to detail. No single decision defines the home. It is the way those decisions come together that makes this home so extraordinary. 142 Eugenia Drive is offered furnished with limited seller exclusions.
