Marco Island Real Estate

Marco Island Homes for Sale

Marco Island is built around boating first, with boat access on roughly a third of the listings here. Beach frontage shows up on roughly one in six, most homes carry saltwater frontage of some kind, and there is a verified preserve or park in the area as well. That mix is what shapes the homes for sale here: water is not an upgrade on the margins of this market, it is the organizing fact of it, and it turns up in what a property sits on, what it looks at, and how you get a boat away from it. Fahey Team works this market daily and knows how those pieces line up on the ground.

Condo or single family home: where your search starts

The first decision here is between a condo and a single family home, and the two behave differently once you start shopping. Single family listings tend to find their buyer, so when a house lines up with what you want, treat it as a decision to make rather than one to sit on. Condos give you more selection and more room to deliberate: you can see several, go back a second time, and compare them against each other before you commit. Knowing which side you are on tells you how to pace the search.

Whole parcels on Marco Island

Buying a house here means buying the lot and everything on it. What you plant, park, extend or rebuild answers to the county rather than to a board of neighbours, and that is the real difference: the roof, the landscaping and the driveway are yours to schedule and yours to pay for, on your timetable. The median sale sits at $1,530,000 across 401 sales, so budget from that figure and expect the range around it to be wide once frontage and lot enter the picture. Homes take a median 119 days to sell, useful when you are planning a move or lining up a closing. Typical construction year is 2014. Nearly all of this segment is a true single family residence, with small shares of low rise and high rise mixed in. More than half sit in non-gated communities, roughly a third in boating communities, and roughly one in six are not in a subdivision at all, which changes who, if anyone, sets the rules on your parcel. Ask early which of those applies.

The attached side of Marco Island

Own a condo here and you hold the interior; the roof, the grounds and the exterior go on being handled without you, which means you can lock the door and leave for a season and come back to a building that was looked after in your absence. What you pay for that is a fee, and here recurring costs run about $14,064 a year, so read any listing's fee alongside its price rather than after it. The median sale is $620,000, a useful place to start setting your budget before you compare buildings. Attached stock in Marco Island typically dates to 1981. About half of it is high rise of eight stories or more, with mid rise of four to seven stories and low rise of one to three stories each making up about a quarter, so decide early which of those you want to tour. Roughly a third of these communities are non-gated, about a quarter are gated and roughly one in six are condo-hotel, and that last category changes what you can do with the unit, so ask how a building treats short-term use before you write. Condos here take 112 days to sell.

Docks on the water in Marco Island

There is no trailer and no marina to call ahead to: the boat is already in the water a few steps from the back door, and leaving is a matter of untying it. The median sale in this group is $1,710,000 across 137 sales, so plan your budget from there and let the specifics of the lot and the frontage account for the spread you see. Homes with a dock here typically date to 1991. Most are single family residences, and about half sit in non-gated communities. A dock is a structure with a maintenance life of its own, so ask who has permitted and repaired it and whether any dock permit or lease transfers with the sale. If a dock of your own turns out not to be essential to you, it is worth knowing that Marco Island Marina and Marco Island Yacht Club are both in the area before you rule out every listing without one. These homes take 126 days to sell.

Running straight out to open water

You can be off the dock and running before most people have finished loading a trailer, because the route out begins at the property line. That is what direct Gulf access buys, and it is the reason this is its own search rather than a footnote on a canal listing. The median sale here is $1,157,500 across 306 sales, a useful anchor when you are comparing two properties that both claim access. Median time to sell is 136 days. Typical construction year is 1988. The mix of buildings is broader than you might expect: roughly a third are single family residences, about a quarter mid rise, and roughly one in six high rise, so access is not limited to houses. Roughly a third are non-gated, roughly a third sit in boating communities, and roughly one in six are gated. If you are keeping a larger boat, ask what the listing's own dock and lift were built to handle and what the current owner runs from it.

Living on the sand in Marco Island

The sand is where you live rather than somewhere you drive to and park for, and the water in front of the building is not something anyone can ever build on. The median sale is $1,025,000, which is the number to budget from before you start comparing floors and exposures. Beachfront stock here typically dates to 1981, and most of it is high rise of eight stories or more, so the floor you buy on and which way the unit faces will do more for you than square footage will. Time on market runs 129 days. If beach access matters more to you than beach frontage, South Marco Beach and Tigertail Beach are both in Marco Island, and that is worth knowing before you narrow your search to the sand. Ask what the association's reserve position looks like on the exterior envelope of an oceanfront building.

What owning here asks of you

The typical home here was built in 1988, with the middle half of the stock falling between 1980 and 2000. Systems are at replacement age even where a property shows well, so get the dates on the roof, the air handler and the windows before you decide what to offer. Recurring fees run a median of $13,760 a year, with the middle half between $9,912 and $19,260. Read a fee as what it buys rather than as what a home costs: one near the top of that range is usually covering amenities, insurance and exterior maintenance that a lower fee leaves to you to arrange and pay for. Three-bedroom homes are the most common layout sold, at a median $1,280,000 across 338 closed sales, which is a fair place to locate yourself. The largest single band of sales lands between $1M and $2M. For any listing you are serious about, establish what governs it: an association with rules and documents, or nothing at all where a home sits in no subdivision.

What buyers filter for, and what it means

Two water questions get confused constantly here, and they are not the same. What a home looks at: canals and the Gulf each account for about a quarter of listings, generic water views roughly one in six, bay views roughly one in six, rivers a small share, and about a quarter have no notable view at all. What a home sits on is separate: canal front about a quarter, Gulf frontage about a quarter, bay roughly one in six, on the Gulf beach roughly one in six, river front a small share. Most have some saltwater frontage. Decide which of the two matters to you before you filter, because a Gulf view and Gulf frontage are different purchases. Roughly a third of homes have a pool, and that group sells at a median $1,590,000 across 375 sales, so read that as a figure for pool homes rather than for the field. Pet rules, furnishing and building style all vary listing to listing, and no measurable price difference attaches to any of them.

What to check before you make an offer

  • Dock and boat lift capacity and condition.
  • Bridge clearance and canal access to open water.
  • Canal water depth and tidal fluctuation.
  • Find out the seawall's age and condition and who is responsible for repairing it.
  • Ask whether the building has completed its milestone inspection and read the report before the inspection contingency expires.

Working with the Fahey Team here

Fahey Team works Marco Island itself, not the wider county with a few island listings attached, and that shows up in small ways that matter: sitting in a unit or standing on a dock and being able to tell you what you are actually looking at, and what to ask next. It is unhurried work. You are choosing between a condo and a single family home, and, for some buyers, weighing a home with a private boat dock alongside both. That is the decision this page has been building toward, and it is worth making with someone alongside you who knows the ground well enough to help you feel settled about it.
