The first decision here is between a condo and a single family home, and the two behave differently once you start shopping. Single family listings tend to find their buyer, so when a house lines up with what you want, treat it as a decision to make rather than one to sit on. Condos give you more selection and more room to deliberate: you can see several, go back a second time, and compare them against each other before you commit. Knowing which side you are on tells you how to pace the search.

Whole parcels on Marco Island

Buying a house here means buying the lot and everything on it. What you plant, park, extend or rebuild answers to the county rather than to a board of neighbours, and that is the real difference: the roof, the landscaping and the driveway are yours to schedule and yours to pay for, on your timetable. The median sale sits at $1,530,000 across 401 sales, so budget from that figure and expect the range around it to be wide once frontage and lot enter the picture. Living on the sand in Marco Island
