Naples and Marco Island market snapshot

What changed since October 19?
The clearest week-over-week movement was the increase in available residential listings: approximately 2.4% in Naples and 2.7% on Marco Island. More inventory can give buyers additional properties to compare, but citywide totals do not show whether the new choices fit a particular neighborhood, building, property type or price range.
Average asking prices moved in opposite directions. Naples decreased about 1.1%, while Marco Island increased about 1.1%. This does not establish that property values fell in one market and rose in the other. Averages can move when the mix of active condos, single-family homes, waterfront properties and luxury listings changes.
The one-month closed counts are rolling totals, not a count of sales completed only during the last seven days. Naples moved from 531 to 492 records in that rolling search, while Marco Island remained at 49. Because the date window advances each day, listings can fall out of the search as newer closings enter it.
Mortgage-rate context for buyers
Freddie Mac reported that the average 30-year fixed-rate mortgage was 7.32% on October 22, 2026, down from 7.40% one week earlier. Its 15-year fixed-rate average was 6.68%. These are national survey averages for qualifying conventional loans, not quotes for a particular borrower or property.

What buyers can take from this update
- Use the larger selection strategically. More listings may improve comparison opportunities, but focus on the correct property type and location.
- Compare total ownership costs. Review financing, insurance, flood considerations, association fees, assessments, taxes and maintenance.
- Do not rely on a citywide average. A condo, golf-community home and waterfront residence belong in different competitive sets.
- Confirm current status. MLS-fed availability can change after this snapshot is published.

What sellers can take from this update
- Watch nearby competition. Rising inventory means buyers may have more alternatives than they did one week ago.
- Price within the relevant segment. Citywide asking-price averages are not a substitute for recent comparable sales and active competition.
- Prepare for comparison shopping. Condition, updates, presentation, fees and location can influence how buyers rank similar homes.

Frequently asked questions
Did Naples inventory increase this week?
Yes. Under the same MLS-fed residential filters, active Naples listings increased from 4,318 on October 19 to 4,423 on October 26, 2026, an increase of approximately 2.4%.
Did Marco Island inventory increase this week?
Yes. Active Marco Island residential listings increased from 410 to 421 under the same filters, approximately 2.7% higher.
Does a higher average asking price mean home values increased?
Not necessarily. An average for active listings can change because of the number and type of properties currently offered. Property-specific value requires relevant comparable sales and consideration of location, condition and features.
Are the closed counts the same as monthly sales totals?
No. They are records returned by a rolling one-month MLS-fed search on October 26, 2026. They should not be treated as a finalized monthly sales report.
