Coastal home model, keys and market charts for the Naples and Marco Island real estate update

Updated November 2, 2026: Active residential inventory edged higher in both Naples and Marco Island over the past week, while average asking prices moved in different directions. Naples had 4,433 active listings and Marco Island had 424, based on identical MLS-fed search filters run on November 2 and October 26, 2026.

Naples and Marco Island market snapshot

This weekly snapshot includes active single-family homes, condos, high-rise condos, townhomes and manufactured homes with a city field of Naples or Marco Island. The figures below describe the listings returned by the site's live MLS-fed search on the stated date. They are not a formal appraisal, and averages can change when the mix of available properties changes.

Naples: inventory and asking-price trends

  • Active listings: 4,433 on November 2, 2026, up 10 listings, or 0.2%, from 4,423 on October 26.
  • Average asking price: approximately $1,753,098 on November 2, up 1.0% from $1,735,409 on October 26.
  • Average living area: approximately 2,156 square feet on November 2.
  • Average asking price per square foot: approximately $592 on November 2.
  • Recently sold search: 493 records were returned on November 2 when the same property types were filtered to homes sold within the prior month.

Naples inventory was nearly flat week over week, with only a modest increase in the number of active choices. The rise in average asking price should not be read as a 1% weekly increase in the value of every Naples home. It can also reflect which homes entered or left the market, especially in a market spanning entry-level condos through waterfront estates.

Marco Island: inventory and asking-price trends

  • Active listings: 424 on November 2, 2026, up 3 listings, or 0.7%, from 421 on October 26.
  • Average asking price: approximately $1,932,169 on November 2, down 3.6% from $2,004,873 on October 26.
  • Average living area: approximately 2,003 square feet on November 2.
  • Average asking price per square foot: approximately $798 on November 2.
  • Recently sold search: 41 records were returned on November 2 when the same property types were filtered to homes sold within the prior month.

Marco Island also added a small number of active listings, but its average asking price declined. Because Marco Island has a much smaller listing pool than Naples, a handful of high-priced waterfront properties entering or leaving the market can have an outsized effect on the average.

Mortgage rate context for buyers

Freddie Mac's Primary Mortgage Market Survey, released October 29, 2026, reported an average 30-year fixed mortgage rate of 7.24% and an average 15-year fixed rate of 6.60%. Both were 0.08 percentage points lower than the prior week's 7.32% and 6.68%. Freddie Mac's survey tracks conventional, conforming, fully amortizing purchase loans for borrowers with excellent credit and 20% down, so an individual quote may differ. What the November 2 snapshot may mean

For buyers

A small inventory increase can create a few more opportunities, but the market remains highly segmented. Compare recent sales, property condition, insurance considerations, association costs and location rather than relying on a citywide average. Start with our Naples and Marco Island home buying resources, then request a property-specific analysis before making an offer.

For sellers

Stable-to-rising inventory means accurate positioning matters. The first competing listings buyers see are usually the most relevant benchmark, while closed sales help establish market support. Review our Southwest Florida home selling resources and request a Naples or Marco Island home value review for a closer look at your property's direct competition.

Frequently asked questions

Are these numbers official monthly market statistics?

No. This is a point-in-time snapshot from the site's live MLS-fed property search, not a published monthly market report. The active totals and averages were captured on November 2, 2026, and compared with the same filters captured on October 26, 2026.

Does "sold within the prior month" mean weekly closings?

No. It is a rolling one-month search window. The 493 Naples records and 41 Marco Island records returned on November 2 should not be interpreted as closings during the latest seven-day period.

Why can the average asking price change quickly?

The average depends on the mix of homes currently for sale. Luxury waterfront listings, smaller condos and other segments can enter or leave the active pool from one week to the next, moving the average even when individual property values have not changed by the same percentage.
